Founder of Availeron

David Franklin is the CTO of B&L Management, a 40-year-old residential construction and property management company that has built and managed thousands of apartments in Manhattan. Prior to joining B&L, David was the co-founder and CTO of Myhomepayge, an online communication platform for residential property managers. He is also the founder and CEO of Availeron Consulting, an IT services firm specializing in supporting property management companies.


David’s greatest skill in life is explaining complex technical concepts to non-technical people in a manner that is approachable, interesting and understandable. He loves hosting live events in the technology startup space and was a past host of Ultra Light Startups as well as the current host of Disruptive Technologists. When he’s not working, you can find him battling taxis on his BMW motorcycle.

Glenn Kaye

Director of Sales for National Energy Cost Services

Glenn began his sales career in the telecom industry in the 1980’s and has been among the top sales producers in the country for large corporations such as Sprint and AT&T where he has won sales achievement awards by closing projects with many Fortune 500 companies.

In 2011, he made an important decision to change industries and became the Director of Sales for National Energy Cost Services. At NECS Glenn has implemented progressive sales programs to broaden NECS’ scope of commercial clients and partners.

Glenn successfully implemented energy conservation measures utilizing NECS’ wide range of offerings such as lighting retrofits, building controls, boiler controls, utility audits and demand response programs for hospitals, colleges, property management firms, senior communities, health club chains and the largest HVAC distributor in the NY metro area.

Following NECS’ significant investment in a cutting edge utility auction platform in 2013, Glenn included electric and gas procurement as an important part of NECS’ service offerings. He continues to expand this important cost savings program to his broad base of clientele and has even introduced NECS’ Auctions Power platform and recently released, innovative Bill Trackers utility invoicing service to energy companies and consultants to be utilized and white labeled for their use so that they may deliver the best rates possible to their customers.

Glenn is also a jazz and Latin Jazz musician (trumpet) and music promoter and currently lives in Marlboro, NJ with his wife and 2 children ages 20 and 24.

Michelle Maratto Itkowitz

Michelle Maratto Itkowitz is the owner of Itkowitz PLLC.  She practices real estate litigation. Michelle has over twenty years of experience, and is best known for her work in the area of commercial and complex-residential landlord and tenant law in the City of New York.  Michelle represents BOTH landlords and tenants and her core competencies include: Rent Stabilization and Rent Control, the Loft Law, Short-Term Leasing cases, Yellowstone injunctions, tenant buyouts, clearing buildings so that construction projects can go forward, and Rent Stabilization Due Diligence.  She also is very experienced in general commercial litigation.

Sterling Jawitz is the Head of Real Estate Strategic Partnerships at Common Living Inc. Sterling is in charge of growing and maintaining relationships with large-scale real estate developers, owners and investors in all target markets. As the first employee of Common, Sterling spent more than a year as Head of Real Estate Acquisitions focusing on real estate acquisitions, real estate strategy and project specific analysis. 

Prior to the launch of Common, Sterling focused on real estate development in New York City. His emphasis was on high-density co-living spaces that provided both social and professional development services and amenities. He also worked in real estate capital markets, primarily with institutional investors looking to deploy equity and debt. Prior to that, Sterling served as the Director of Real Estate Acquisitions for Sierra Real Estate, a boutique real estate development and acquisitions firm located in Manhattan. He has worked on real estate development projects throughout the United States, the People’s Republic of China, South America and the Republic of Korea (Songdo IBD).

Sterling is a graduate of Washington University in St. Louis, where he majored in Mandarin with minors in both Finance and Political Science. He attended Phillips Exeter Academy for high school after returning to the United States after living in Hong Kong and the United Kingdom.

Ronnie Mandler

Founder of Best Energy Power

Ronnie Mandler founded Best Energy Power (BEP), a renewable energy company, in 2003. Ronnie Mandler is an entrepreneur with experience managing large projects and a proven record of success in various other industries.

In 2008, BEP was incorporated as a solar design and installation company. Following the company’s establishment, BEP has become one of the top solar PV installers in New York City.

Driven by Ronnie Mandler, BEP became the largest installer of commercial installations in New York City, capturing 22% of all commercial solar PV installations in the five boroughs. In other words, one in five commercial installations in New York City has been completed under Ronnie Mandler’s facilitation and supervision. 95% of the company’s projects are commercial, with the remaining 5% of projects are primarily residential. The installed systems are capable of resisting up to 110 mph winds, which was proudly demonstrated during Hurricane Sandy when all panels installed by BEP maintained their original figures and production outputs.

Under Ronnie Mandler’s management, BEP has the record of building the highest solar system ever installed in North America: the solar system on the Atelier building on 42nd Street is on a roof top 46 stories high!

Ronnie Mandler’s involvement is not simply limited to the installation of the panels, but he also handles all the complexities attached to solar installation. BEP, under Ronnie Mandler’s guidance, not only manages the legal aspects of projects, but also navigates the rigid limitations placed commercial structures in New York City, working with the DOB and FDNY and Con Ed to resolve any issues that may arise.

Ronnie Mandler’s reputation, with his proven experience and knowledge pertaining to the design and installation of solar PV systems, is why BEP achieves an A+ rating with the Better Business Bureau (BBB).

Michael Vinocur

President of Building Equity Management

Michael Vinocur, President of Building Equity Management, entered the world of real estate investment/management in 2000 after successfully growing and selling a publishing and conference management business. With the proceeds from that sale, he cut his teeth in the Northern Manhattan real estate market buying and rehabbing several brownstone “shells” into multi-unit rental buildings.

He then moved into the traditional multifamily market by making a number of purchases in Washington Heights. These investments were driven by the allure of “cheap bricks” and a willingness to be a long term investor and “work” the buildings. Through his ownership of these buildings he became well versed in the rent stabilization laws and various mechanisms afforded by the law to unleash a building’s value.

In 2012, Vinocur and a partner launched Building Equity Management, both to mange their own portfolios and a number of 3rd party-owned properties. The firm prides itself in its use of technology to streamline the management process, using an integrated cloud-based management software package in conjunction with a unique solution for digital document management. The firm has since grown organically in the rental marketplace and has also added co-ops, condos, and commercial properties to its management mix.

Vinocur is a regular speaker at multifamily industry events in NYC, a licensed NY State Real Estate Broker, and holds a BA in Natural Sciences from Johns Hopkins University and an MBA from Yale University.
